Staging Services Explained

 Walk & Talk Staging Consultation

  • Prior to the appointment we perform a market analysis to compare the upcoming listing to the competition. More

  • We will walk through and help the home owners understand what will give their property the best chance at selling.

  • We are thorough. We cover everything from “the curb to the alley.” We ensure we address any of the Realtor’s concerns.

  • We provide a comprehensive written report with in 24 hours that includes a check list of specific items to address.

  • We help homeowners prioritize based on budget and time.

VACANT STAGING

  • We visit every property prior to staging in order to prepare a staging design plan and individual proposal.

  • Often we make recommendations on needed repairs or changes based on the condition of the home and the market.

  • Prior to staging, we will provide our proposal and contract.

  • There is a one-time staging investment for the first 60 days and a 30 day renewal fee every month up to six months.

  • Once these documents are executed, a stage date is selected.

  • Our professional stagers will select all the items for your property.

  • The warehouse team will pull, pack and deliver everything for installation on staging day.

 Occupied Staging

  • “Everything is selling. You’ll get the highest price if you have the home looking clean and fresh, even if it’s not brand new.” Joan Doctor

  • Initially we perform a Walk & Talk Staging Consultation outlining what changes need to be made while utilizing and prioritizing the existing furniture and accessories.

  • If the homeowner would rather hire us to make the changes, we prepare a proposal and staging contract. Once executed we select a staging date.

  • On the staging date we will make the necessary changes and provide accessories and art to fill in the pre-identified gaps, resulting in a competitively positioned product.

VIRTUAL CONSULTATIONS

  • We have successfully tested and added virtual consultations to our services since March of 2020.

  • By meeting virtually there is the added benefits of seeing the property the same way the buyers will see it at first, virtually.
